Flood Risk Assessment
Increasing flood risks
Whether real or not, the risk from river flooding is considered to have increased significantly in recent years.
What is real, is the increasing number of news reports on the effects of extreme flooding events and the elevated risk to properties.
How legislation affects you
Although the current regulatory regime concentrates on the impact of developments on the wider water environment, this focus will sharpen once the Water Framework Directive is fully implemented.
It will mean that there is a greater requirement to assess the impact from a site, on both the groundwater and surface water environments.
In addition, Planning Policy Guidance Note 25 (PPG25) requires that, for sites in or close to a watercourse floodplain, an assessment is made both of the risk of flooding to the development and the impact such development may have on surrounding areas.
